Reservations and Deposits Reservation hold deposit of 20% of total reservation is due at time of reservation and is non-refundable. Balance of reservation is due 30 days prior to arrival. The system will automatically inform you 30 days before arrival of the balance due; your credit card on file will be automatically charged. Any damage to the condo or items to include towels/linens, missing items, loss, excessive cleaning or any unpaid rent resulting from your stay will be charged to your credit card.
Cancellations You have a right to cancel 45 days with written notice prior to arrival. With timely cancellation notice prior to 30 days, all advance funds beyond the deposit will be returned less a cancellation fee of $75.00. Bookings made within the cancellation period are non-refundable, or properties vacated early. If less than 30 days written notice, the entire rent and taxes are forfeited.
Cleaning Fees Properties are professionally cleaned prior to arrival, and after departure. There is no daily maid service. Excessive departure cleaning, if necessary, will be charged to your credit card.
Optional housekeeping service is by request only and at cost. Mid Stay cleans are optional and can be purchased when making a reservation by selecting Mid Stay clean, or by phoning Housekeeping once in your room and paying Housekeeping directly for the service. If you purchased a Mid Stay clean please contact housekeeping to schedule the clean that best suits your time in the unit.
Pests: Hawaii is a tropical climate in which insects, rodents and lizards unfortunately thrive. All properties are on a quarterly maintenance program, but Guest may encounter these pests during stay. Contact with a “pest” inside or outside of Guest’s rental is not reason for termination of this agreement or a refund of monies
Room Amenities Reasonable starter amount of amenities such as toilet paper, facial tissue, and paper towels, dish soap etc. are provided. Amounts beyond this are your responsibility to supply during your stay.
General Policies All properties are designated non-smoking and do not allow pets. Violation of this will result in a detoxification charge equal to one (1) night’s rent. Security issues a fine for smoking in the rooms or lanais.
Rate and amenities are subject to change without notice.
Changes can occur after a reservation is made as a result of the sale of a unit, remodeling, mechanical failure, or servicing. Should a property be unavailable for any reason beyond control, Agent may substitute another like property or better property. If no other property is available, refund of any pre-paid rents will be paid to the registered guest.
Guest Authorizes with acceptance of this agreement, that any damage to include stayed towels/linens, missing items, loss, excessive cleaning or any unpaid rent resulting from your stay will be charged to your credit card.
Lock-Out/Lost Key Policy If locked out, the guest may call the on-island contact posted in the room. There will be a $25.00 charge for this service, due at the time service is rendered. If payment is not made at the time of service, guest’s credit card on file will be charged accordingly. There is a $25.00 charge for a lost property key or pool key.
Non-Liability and Indemnification of Owner and Agent Guest agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from injury to Guest and/or invitees of Guest, or loss of life, unless same was due solely to the willful act or gross negligence of the Owner or Agent.
Hurricane or Storm Policy No refund will be given unless a “mandatory evacuation order” has been given by the National Weather Service/Civil Service for the surrounding area. In the event the “mandatory evacuation order” is issued, you will receive a refund.
Agreement Accepting this agreement during the booking process constitutes a contract that you are in acceptance of all terms and conditions, policies and procedures detailed therein including - acceptance of full financial responsibility for late departures, any loss of inventory, excessive housekeeping, or damage or repairs due to abuse or neglect for the property occurring during your stay.
